When you consider remodeling an existing attic space into a living space there are lots of issues you have to take consideration of before diving nose first into the project.

Attic Remodeling Concerns:

  • Can your house's foundation support the addition. If you have an older house and you suddnely add a lot of extra weight to the structure it likely will start to bow over time and the foundation will shft.
  • Are the walls in the existing living space strong enough to support a second floor?
  • Where will the staircase go on the first floor? This is usually a difficult decision and if you already have a cramped house then this will be even more difficult. Circular metal stairs are an option, but then how will the furniture get up stairs?
  • Are the ceiling joist or soon to be floor joist adequete to support a new living space? Odds are they will have to be upgraded to thicker joist to support the additional load.
  • Is there enough head space to move around? While vaulted ceilings are interesting you dont want to hit your head on them every 5 feet.
  • Is there plumbing, HVAC, electrical issues that would have to be moved to make room for the new attic space?
  • Will your existing A/C support the new space or will you have to purchase another unit or a window unit for your attic remodeling project.
  • Light? How will you light the room? Skylights or windows and where can they be placed?

This is not a comprehensive list when it comes to attic remodeling but it does cover a lot of bases. What you want to avoid is a cramped space that is hot in summer and has stairs that are too steep to climb. We have seen several of these and they do nothing to help the house's value.
